Section 1: General Information
How does Integrated Project Delivery (IPD) differ from the other delivery methods?
In an IPD organization, the primary parties enter into a single, multi-party contract agreement.
Should the building gross square-footage include the area of parking structures?
No, please remove the area of all above grade, standalone parking structures from your building square-footage.
Section 2: Project Characteristics
Should we evaluate the ‘final’ project risks?
No, please indicate the forecasted risk at the beginning of the project.
What do the owner’s available project delivery and procurement procedure options mean?
The options include a firm’s options (or constraints) to use any all project delivery methods, contracts, and/or procurement procedures when selecting or contracting firms for the project.
Section 3: Firm Characteristics
What does self-perform mean?
Self-perform means the builder completes a portion of the construction work using their direct labor and equipment, it is not subcontracted to another firm. This is NOT intended for minor tasks such as putting up site fencing or minor safety scopes, but direct substantial scopes of work for the project.
Section 4: Project Coordination
What does team chemistry mean?
Team chemistry refers to the perception of compatibility among team members, arising from differences in personalities and past and present relationships.
Section 5: Process and Technology
What does the lean method ‘work clusters’ include?
‘Work clusters’ are formal, intentional project units created to design or plan the construction of interdisciplinary scopes, sometimes referred to as cross-functional teams, component teams and/or project implementation teams.
What is the difference between ‘coordinated trade-by-trade’ and ‘multi-trade for selected scopes (bathrooms)’ modular strategies?
They both refer to the practice of assembling a system or units of a system by multiple trade contractors. ‘Coordinated trade-by-trade’ focuses on the builder’s coordination among trade contractors that are prefabricated by system, and installed on site. ‘Multi-trade for selected scopes’ refers to building elements that have interdisciplinary systems fabricated together offsite and can stand alone such as a multi-system rack, hospital headwall unit, or modular room (e.g. bathroom).
Section 6: Project Cost
What is the difference between the Construction Cost and Total Project Cost?
Construction costs include the field labor, materials, oversight, general conditions and fees incurred by contractors to build the project. Typically, the construction costs are equal to the value of the contracts held by the construction manager at risk or general contractor. Total project costs include both these construction costs and the services provided by the architect/ designer and outside consultants.
What is the ‘final’ GMP or target contract amount?
In some instances, construction contracts are let before the full scope is defined and able to be priced. Variations may arise due to change in scope of work, adjustment of provisional quantities or more fully developing the design. The final GMP or target contract amount refers to the amount agreed to by the parties once the full scope was sufficiently defined, documented, and agreed upon for the contract.
Section 7: Project Schedule
What is the difference between ‘Planned’ and ‘Actual’ dates?
Planned dates are the initial contract commitments made between the owner and the project team (e.g. the contract specifies a substantial completion on or before 11/5/2018). Actual dates represent when the commitment was achieved or ‘as-built’ by the project team (e.g. a Certificate of Occupancy was issued 11/3/2018).
Section 8 & 9: Project Quality
This section contains questions based on your experience with the building after project completion. When assessing the quality of the facility and systems, please consider only the finished product.
Section 10: Project Organization
This section contains questions regarding subcontracting information of five major building systems. Please consider a subcontractor (or trade partner) for each building system and provide their contract-related conditions. Please also provide this information for the owner, the designer and the builder.
What does ‘shared risk and reward’ mean?
This question relates to the participants who shared risk and reward in an IPD project, or if a financial incentive system was used.
What is co-location?
Co-location is the practice of establishing a continuously shared workspace among project team members, for example sharing trailers on site. Working in separate trailers is not considered as co-location.
