Project Summary
Overview
Our sponsor, Donohoe Construction, tasked our team at Nittany Contracting Company with building a high-rise apartment complex within budget. The project included a 14-story building with 321 units and a 2-level garage below grade. Our team faced several challenges, including managing the logistics of a large-scale construction project, ensuring safety compliance, and meeting the client’s budget requirements while still delivering a high-quality final product. Through numerous calculations, programs, etc., Nittany Contracting Company was able to create a complete, effective, and cost worthy proposal approach detailed below.
Objectives
-Partner with a contractor and choose an ongoing or recently completed commercial building project with certain criteria to create a bid proposal
-Project scope
-Preliminary project evaluation
-Site analysis and planning
-Work breakdown structure
-Safety plan
-Risk mitigation
-Geotechnical Design
-Schedule
-Quantity takeoffs / Pricing
-Cash flow analysis
-Procurement management plan
-Quality management plan
-Submit proposal
Approach
– Due to our project having many load bearing walls, we were tasked with designing a strip footer which was designed through the book, Practical Concepts for Capstone Design, as well as checked by a Structural Engineering professor. Calculations/ Design provided to sponsors.
– We analyzed drawings provided by KGD Architecture to analyze the quantities and materials used throughout this project. Using systems such as Microsoft Excel, BlueBeam, and RSMeans books to estimate costs and take off quantities for the construction project.
– Tasked with building a schedule for the project, the use of Microsoft Excel came in hand to provide the dates for tasks to be done, while also giving the ability to add on time for potential risks and delays.
Outcomes
Our company was able to create a complete, in-depth proposal for our client that will result in a 2.5 year construction project coming in at a total cost of $51.3 million dollars, with our company profiting $4.1 million dollars. “40 Patterson” consists of 13 floors and has plans to be constructed as a multifamily apartment living complex. The geotechnical footing component of this project consists of a 260 square foot, 2.5 feet wide strip footer to support our structure.
