Overview
With a vision of growth, North Atlantic Fish Company (NAFCO) is looking for a construction company to build a cold storage warehouse expansion. The base area of the Seafood Storage Facility will expand from 73,000 SF to 250,000 SF, adding 177,000 SF and additional freezer storage and cold dock space along with utility rooms and a two-floor main office. With engineering drawings complete for this project, the NAFCO needs a construction company to deliver a bid and project management plan for the expansion of the facility.
Objectives
– Create a detailed and itemized cost estimate
– Develop a construction schedule with task relationships
– Analyze and mitigate risk by creating safety and material procurement plans alongside cashflow diagrams for the project
Approach
– Assess this project’s risk to our company using the Project Definition Rating Index
– Use Bluebeam Revu alongside the existing engineering drawings and specifications to complete quantity takeoff
– Develop cost and duration estimates using RSMeans 2020 cost and crew data
– Schedule project activities with aid of Primavera P6 and establish activity relationships that generate an accelerated project timeline
– Identify long lead items and develop a material procurement plan for the project
Outcomes
– $33.1M, 177,000 SF cold storage facility expansion that will take 15 months from groundbreaking to significant completion
– NAFCO gains an additional 140,000 SF of -10⁰F freezer storage that can hold roughly 30M lbs. of seafood using a state-of-the-art mobile racking
system
